Rezoning from Suburban Residential Zone (R1) to Small Lot Residential Zone (R4) and the southern portion of the site to Urban Residential Zone (R3); Neighbourhood Concept Plan (NCP) Amendment for the northern portion of the site from Single Family Residential to Single Family Residential Flex; Subdivision from one (1) lot into three (3) R4 lots and one (1) R3 lot; Development Variance Permit to allow side-by-side garages on lots less than 13.4 m wide for proposed Lots 1 and 2; and Development Variance Permit (a) to reduce the minimum lot width of the Small Lot Residential Zone (R4) (Interior lot Type II) for proposed Lots 1 and 2 from 13.4 metres to 13.2 metres; (b) to permit double side-by-side garage on lots less than 13.4 metres in width for proposed Lots 1 and 2; and (c) reduce the minimum lot depth of the Small Lot Residential Zone (R4) (Type I Corner Lot) for proposed Lot 3 from 28 metres to 27.3 metres.
